The Factors to Consider when Building a House in Modern era

buildinghouseThe construction of a house is no easy feat, but can be achieved properly with enough of hard work and enough of planning. Here are 10 factors to think about before building a house.

1. Size does Matter

Today houses can be seen in plenty of sizes from big Mansions to small huts like structures. Most of us wants an intermediate of the two. The major factor been it costs less to build a smaller house and simply cost more to build a larger one. It is necessary to have a proper idea on the size of the house because at the end size does matter.

2. Design / Plan

If you are planning to build a house the design is a must. There are two methods to find a good design. One method is you can hire an architect and give him your ideas so he can come up with a good design or the other method is to search or shop pre drawn house plans online or with agencies. This is an important aspect because at the end of the whole process if you don’tlike what you build, it’s a big problem.

If you are looking for something unique or something unusual it’s better to higher an architect or else it’s better to go ahead with a pre drawn plan.

Unless you have money beware of the style, just like fashion it will be out of date. It’s best to look for a solid design that will last for generations.

3. The land you are going to build your home.

Whether you are planning to build the house in an urban area or a rural area make sure the location is ideal for you. There are many factors to consider when selecting the ideal location.

If the purpose of the new house is to act as a secondary home or a place you visit on weekends or on a holiday it’s one thing, but if it’s a place you are planning to live 7 days a week a place to call home then factors like how far to the closest supermarket or the grocery, good schools, good hospitals and distance to office has to be considered.

Also inspect the land really well, Get all the details of the land from the type of soil in the land to what’s underneath.

Also think about the additional structures you are planning to build and how to fit the m properly into the land. Examples like A garage, pond, garden, pool etc. Make sure there’s enough space to fit everything you need.

4. Government laws and regulations

There are certain rules and regulations that we have to abide to when building in certain areas. Make sure to visit the necessary department and get all the information pertaining to the necessary area and make sure you follow them.

5. Landscaping

Landscaping is one of the items that falls to the bottom of the priority list when building a house because it can always be done later. When money is tight during the building process landscaping is the last thing in one’s mind. Landscaping is one factor that helps for your house to feel like a home. Getting plants on the ground, with the irrigation facilities if it requires is the finishing touches to a great project. Even if money is tight you can start with small plants as an initiation because one day those plants will grow big.  Adding of flower trees and fruit trees will add value to your entire property.

6. Finding a good team

After spending money and energy on a proper plan, the plan has to be executed properly as well, then only the project becomes a success. A good team may include your contractor, designer, Engineers and other minor workers. When choosing the right people to build your home be aware to consult others opinions, get recommendations and interview several members to find the right combination of people to build your home.

7. Selecting the best Affordable building materials

Selecting long lasting materials is a must rather than going for cheap materials with a short life span. But saying this a normal person can go for affordable recommended materials. It’s always good to ask from the team and do a bit of research before finding out what suits your house.

Starting from cement, type of bricks, pipes, electronic wires, bulbs, sockets, bathroom fittings, kitchen pipes, roofing sheets Etc.

8. Money you spend

Building a house is expensive. If you want a properly build house you should be able to spend a little extra. The best is to have a plan initially and set of a budget for the whole process.  If you have done enough homework you will be able to manage everything out.  Each construction  project is unique and things don’t always go as planned. So it’s advisable to set aside a certain percentage of money to put into use at any unexpected situation. This will give you a breathing space in such a situation and will limit the stress of building an ideal hoes as well.

9. Time

Constructing a house may take years, so it’s advisable to be patient and systemically move forward without hurrying any processes. Each step to build a house should be given careful consideration and the time it needs.

10. Energy Efficiency

This is something everybody should consider in this new era. It is really easy to ignore this fact than rather to consider about it. But homes which are energy efficient will save you money every day of the year. Factors like zero net energy and high performance has to be considered. Building an energy efficient and durable house may cost more money, but spending upfront for good materials and for a good builder who uses them properly will save in fewer repairs in time to come.  A durable house that lasts long is a sustainable house.

When a house is carefully constructed, considering all the above factors its resale value will also go up. Plenty of commercial properties can be found in areas like Colombo, Kandy, Gampaha for both rent and for sale. Other than that many luxurious houses and midrange houses for sale and for rent also can be found in Colombo and other areas in Sri Lanka.
