What to do if your home isn’t selling

Are you getting frustrated because your home is taking too long to sell? If a house has been sitting vacant for a number of weeks, the real estate agent might start pushing to reduce the price. Whilst the homeowner may think the agent has lost interest in this particular house, it is on the contrary, most agents sincerely want to sell the house as quickly as possible and get the quoted price. However, a listed home must not lose its momentum because it will lead to potential buyers into thinking the home is flawed, tired or stale. Here are some mistakes you can rectify if your home isn’t selling.

It is overpriced

The truth is the real estate market dictates how much your house is actually worth. If there are other homes in the area which are also on the market, buyers will compare prices and see where your one stacks up. If your home is overpriced, it will not work in your favour.

The Timing isn’t Right

Most buyers may have a particular season for house hunting, which may be more convenient to them. The reason your home isn’t selling may simply boil down to the timing being slightly off. Trekking from home to home in the heavy rains, and even if they like your house, moving in during that time and hauling cardboard boxes don’t sit well. Consider the season when you decide to list your home for sale.

Your Photos don’t do Justice

The truth is photos of your home should look far better than the house itself. When buyers are looking through the listed photos, photos not good enough, or even a lack of photos are bound to turn them away. When buyers look at the house on sale, they want to have a feel good about it. Generally, buyers will look through a series of photos before arranging to visit in person. Include photos which depict the interior, exterior and highlight selling points.       

The House Needs Some Work

Some buyers may be willing to take on a home which still needs some work. However, most buyers won’t if the house needs major repairs and you are still asking for the same price. Repairs such as leaky roofs or leaky faucets will lead to buyers thinking of all the repairs that need to be done, before the actual buying of the home. Repairs of any kind are bound to turn off even the most interested buyer.  

Appeal on the Outside

It is a well known fact the outer appearance of your home must be just as attractive as the inside of it. Overgrown lawns, upswept gardens, weeds coming out of the flower plots, sagging gutters and chipped paint will signal to buyers you haven’t paid much attention to maintaining your home properly. In fact, they may not want to come inside the home and instead judge the entire house by its outer appearance.
